Seeking two findings and two special permits relative to proposed expansion including an additional living area in a structure on a nonconforming lot. Property is situated in the Rural 1 Zoning District.

Letter from the BOH was read. When decision is made, it will be contingent upon the BOH approval. Conservation Comm. (10/21) letter was read and no issues were noted.
The applicant is proposing an in-law suite be added over an existing garage. The applicant is proposing to add 752 square feet to the structure, but creating 1134 square feet of habitable living space. Currently, the habitable living space is 3500 square feet. The addition would be a 21.4% increase in living space.
Access to the in-law suite is either through the garage or first floor of house. It was noted that the Architecture reviewed the zoning by-laws. Walter noted that the in-law suite needs to have access within the common areas of the main house and not a separate entrance.
Hearing is continued until Wed., Nov. 12, 2003.
